<p style="font-family:'Source Serif 4',Georgia,serif;font-size:20px;line-height:1.7;color:#4a4a4a;margin:0 0 24px;">Buying a home in Chennai is probably the biggest decision you will make with your money. Whether you are eyeing a flat in Chromepet, a plot near Tambaram or a villa on OMR, a little homework now saves lakhs (and sleepless nights) later.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:16px;font-weight:600;letter-spacing:1.5px;text-transform:uppercase;color:#feca00;margin:0 0 8px;">Quick Answer</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.7;color:#ffffff;margin:0;">Before buying property in Chennai, check eight things: location, budget (including about 11% stamp duty and registration), the developer's track record, a physical site visit, legal documents (title, EC, patta, approvals, RERA), your home loan eligibility, smart negotiation, and the terms of the agreement. Skip any one and you risk overpaying, delays or a legal dispute.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:20px;font-weight:700;text-transform:uppercase;color:#3a3c9c;margin:0 0 10px;">In This Guide</p>

</div>

<h2 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:34px;font-weight:700;line-height:1.15;color:#3a3c9c;text-transform:uppercase;margin:40px 0 12px;"><span style="color:#d9a800;">01.</span> Choose the Best Location</h2>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">In real estate, location decides both your daily comfort and your future resale value. In Chennai, it also decides how many hours you spend in traffic every week.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">Take <strong>Chromepet</strong> as an example. It sits on GST Road with a suburban railway station, easy access to Tambaram and Pallavaram, and a short drive to Chennai Airport. For people working in the airport belt, Guindy, Tambaram or even Sholinganallur, that connectivity is hard to beat at south Chennai prices.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:20px;font-weight:700;text-transform:uppercase;color:#3a3c9c;margin:0 0 10px;">Location Checklist</p>

<li style="margin-bottom:6px;">Distance to your workplace at peak hours, not on a Sunday</li>

<li style="margin-bottom:6px;">Walking distance to a railway station, bus stop or metro corridor</li>

<li style="margin-bottom:6px;">Schools, hospitals, markets and daily-needs shops nearby</li>

<li style="margin-bottom:6px;">Flooding history during the northeast monsoon (ask neighbours, not just the agent)</li>

<li style="margin-bottom:0;">Upcoming infrastructure such as road widening, metro or flyover projects</li>

</ul>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;color:#4a3b00;margin:0;"><strong>Local tip:</strong> Visit the area during a heavy-rain day or just after one. Waterlogging, drainage and road quality tell you more than any brochure.</p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">The price on the brochure is never the full price. In Tamil Nadu, stamp duty is 7% and registration charges are 4%, so about <strong>11% extra</strong> goes to the government. Stamp duty is charged on the higher of the sale price or the government guideline value, so a lower declared price will not reduce it.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:20px;font-weight:700;text-transform:uppercase;color:#3a3c9c;margin:0 0 12px;">Example: A ₹50 Lakh Flat</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.9;margin:0;">Property price: <strong>₹50,00,000</strong><br>Stamp duty (7%): <strong>₹3,50,000</strong><br>Registration (4%): <strong>₹2,00,000</strong><br>Legal, brokerage, moving and interiors (illustrative): <strong>₹2,00,000 to ₹5,00,000</strong><br><span style="color:#3a3c9c;font-weight:700;">Real cash needed: roughly ₹57 to ₹60 lakh</span></p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">Also budget for maintenance charges, corpus fund, generator and parking fees, and GST on under-construction flats. Keep an emergency fund separate from your down payment.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;color:#4a3b00;margin:0;"><strong>Rule of thumb:</strong> Keep your total EMIs within 35 to 40% of your monthly take-home income. Rates and duties change, so confirm the latest figures with the Registration Department before you sign.</p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">A good developer delivers on time, as promised. A weak one leaves you paying rent and EMI together for years. Do not rely on glossy ads; verify.</p>

<li style="margin-bottom:8px;">Look up completed projects and visit one. Talk to residents about build quality and maintenance.</li>

<li style="margin-bottom:8px;">Check the project and promoter on the Tamil Nadu RERA website for registration number, approved plan and completion date.</li>

<li style="margin-bottom:8px;">Search the developer's name for court cases or consumer complaints.</li>

<li style="margin-bottom:8px;">Ask about delivery delays on past projects and how they were handled.</li>

</ul>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;"><strong>Pro note:</strong> If a project is not RERA-registered, treat that as a red flag and ask why before you pay any token amount.</p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">Photos and 3D walkthroughs are lovely, but they do not show you the noisy railway track behind the building. Visit at least twice, once on a weekday morning and once on a weekend evening.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:20px;font-weight:700;text-transform:uppercase;color:#3a3c9c;margin:0 0 10px;">What to Check On-Site</p>

<li style="margin-bottom:6px;">Natural light, cross-ventilation and room dimensions versus the approved plan</li>

<li style="margin-bottom:6px;">Water supply (Metrowater connection, borewell, sump) and quality</li>

<li style="margin-bottom:6px;">Seepage marks, wall cracks, plumbing and electrical fittings</li>

<li style="margin-bottom:6px;">Parking space, lift, fire exits and security arrangements</li>

<li style="margin-bottom:0;">Road width, noise levels and garbage handling around the building</li>

</ul>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">This is the step where most expensive mistakes happen. Have an independent property lawyer review everything, not the one suggested by the seller.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:20px;font-weight:700;text-transform:uppercase;color:#3a3c9c;margin:0 0 12px;">Must-Have Documents</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.8;margin:0 0 10px;"><strong style="color:#3a3c9c;">Title deed and parent documents:</strong> shows a clean chain of ownership for at least 30 years.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.8;margin:0 0 10px;"><strong style="color:#3a3c9c;">Encumbrance Certificate (EC):</strong> confirms no mortgage or pending liability. Get it from the TNREGINET portal for 30 years or more.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.8;margin:0 0 10px;"><strong style="color:#3a3c9c;">Patta and Chitta:</strong> land ownership and revenue records, available on the Tamil Nadu e-Services land records portal.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.8;margin:0 0 10px;"><strong style="color:#3a3c9c;">Approvals:</strong> CMDA or DTCP layout and building plan approval, plus a completion or occupancy certificate for ready homes.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.8;margin:0 0 10px;"><strong style="color:#3a3c9c;">RERA registration:</strong> mandatory for most new projects above the threshold.</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.8;margin:0;"><strong style="color:#3a3c9c;">Tax receipts and utility bills:</strong> property tax, EB and water bills should be fully paid up.</p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;color:#6b1d14;margin:0;"><strong>Warning:</strong> Never pay a large advance before the lawyer clears the title. For plots, also confirm the land is not classified as water body, poramboke or agricultural land.</p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">Do not just accept the first offer your builder tie-up bank gives you. Compare at least three lenders on interest rate, processing fee, prepayment rules and the type of rate (floating or fixed). Get a pre-approval before you start negotiating, because it tells you what you can truly afford.</p>

<p style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:20px;font-weight:700;text-transform:uppercase;color:#3a3c9c;margin:0 0 10px;">EMI Example (Illustrative)</p>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.9;margin:0;">Loan: <strong>₹40,00,000</strong> | Tenure: <strong>20 years</strong> | Rate: <strong>8.5% (assumed)</strong><br>Approx. EMI: <strong>₹34,700 per month</strong><br>To keep this within 40% of income, you would need a take-home of about <strong>₹87,000 per month</strong>.</p>

</div>

<li style="margin-bottom:8px;">A higher CIBIL score (750+) usually gets you a better rate.</li>

<li style="margin-bottom:8px;">A larger down payment lowers your EMI and total interest.</li>

<li style="margin-bottom:8px;">Check eligibility for tax benefits on principal and interest under the applicable income tax rules, and the PMAY subsidy if you qualify.</li>

</ul>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">Almost every price has some room. Negotiation is not about being aggressive; it is about being informed.</p>

<li style="margin-bottom:8px;"><strong>Know the market rate.</strong> Compare 4 to 5 similar properties in the same pin code and the government guideline value.</li>

<li style="margin-bottom:8px;"><strong>Negotiate the whole package.</strong> Parking, modular kitchen, club membership, waived maintenance deposit or a flexible payment plan can be worth as much as a price cut.</li>

<li style="margin-bottom:8px;"><strong>Use your loan pre-approval.</strong> Showing you are ready to close fast gives you leverage.</li>

<li style="margin-bottom:8px;"><strong>Stay willing to walk away.</strong> There is always another flat in Chromepet, Pallavaram or Tambaram.</li>

</ul>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;color:#4a3b00;margin:0;"><strong>Tip:</strong> Get every negotiated promise in writing. A verbal "we will give you a free car park" means nothing after registration.</p>

</div>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:18px;line-height:1.8;margin:0 0 16px;">The Agreement of Sale is your safety net. Read every clause, and read the fine print twice. Make sure it clearly states:</p>

<li style="margin-bottom:8px;">Total price, payment schedule and what each instalment is linked to (construction stage)</li>

<li style="margin-bottom:8px;">Carpet area, built-up area and super built-up area, with the undivided share (UDS) of land</li>

<li style="margin-bottom:8px;">Possession date and the penalty or interest for delay</li>

<li style="margin-bottom:8px;">Specifications, brand names for fittings and the amenities promised</li>

<li style="margin-bottom:8px;">Cancellation and refund terms for both buyer and seller</li>

<li style="margin-bottom:8px;">Defect liability period and maintenance handover details</li>

</ul>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;"><strong>Good to know:</strong> Tamil Nadu has introduced a set-off for stamp duty already paid on the land agreement against the final sale deed in certain cases. Ask your lawyer whether it applies to you and keep all earlier payment receipts safe.</p>

<h2 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:34px;font-weight:700;line-height:1.15;color:#3a3c9c;text-transform:uppercase;margin:44px 0 16px;">Frequently Asked Questions</h2>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">What documents should I check before buying property in Chennai?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Check the title deed and parent documents, Encumbrance Certificate, patta and chitta, CMDA or DTCP approvals, RERA registration, and property tax receipts. A property lawyer should verify all of them.</p>

</div>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">How much are stamp duty and registration charges in Chennai?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Tamil Nadu currently charges 7% stamp duty and 4% registration on a sale deed, about 11% in total, calculated on the higher of the sale price or guideline value. Rates can change, so confirm before you register.</p>

</div>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">Is Chromepet a good place to buy a home?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Chromepet is popular with salaried families because of its railway connectivity on the Chennai Beach to Chengalpattu line, GST Road access, and proximity to the airport, Tambaram and Guindy. Always check the specific street for flooding, road width and approvals.</p>

</div>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">Should I buy a ready-to-move or under-construction property?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Ready-to-move homes let you inspect what you pay for and avoid delay risk. Under-construction homes are usually cheaper and offer staged payments, but only choose them with a RERA-registered, reputed developer.</p>

</div>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">How much down payment is needed for a home loan?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Most lenders finance up to 75 to 90% of the property value depending on the loan amount, so plan for a 10 to 25% down payment, plus stamp duty and registration, which banks usually do not fund.</p>

</div>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">Can I negotiate the price of a new apartment?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Yes. Builders often have flexibility on price, parking, payment plans or free upgrades, especially near project milestones. Compare nearby projects and get all concessions in writing.</p>

</div>

<h3 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:22px;font-weight:700;color:#3a3c9c;margin:0 0 8px;">How do I check if a Chennai property has legal problems?</h3>

<p style="font-family:'Source Serif 4',Georgia,serif;font-size:17px;line-height:1.7;margin:0;">Get an EC for 30 years, verify the patta, confirm approvals with CMDA or DTCP, search for court cases, and have an independent lawyer issue a legal opinion on the title.</p>

</div>

<h2 style="font-family:'Barlow Condensed',Arial,sans-serif;font-size:34px;font-weight:700;line-height:1.15;color:#3a3c9c;text-transform:uppercase;margin:44px 0 12px;">Conclusion</h2>
