The seller shares a name and a phone number. Now you want to check the land records yourself, online, before paying any advance. Here is exactly how to do it, and what to do when a name alone is not enough.

Quick Answer

In Tamil Nadu, land records are searched area-wise: choose the district, taluk and village, then enter the survey number and sub-division (or the patta number) on the official e-Services portal to view Patta and Chitta. A direct search by owner name alone is limited on the public portals. The practical method is to use the owner's name to locate the survey number from old documents, then verify it online and confirm it with an Encumbrance Certificate.

Why "Search by Name" Is Trickier Than It Sounds

Thousands of people share the same name in Chennai. Many land records are also tied to a survey number, not to a person. That is why the government systems are built around location first, and owner second. So when you hear "search land records by name," what you really need is a smart workflow that starts with the name and ends with a verified survey number.

Good to know: Portal features and fees change from time to time. Always confirm the latest steps on the official Tamil Nadu government sites before relying on any record for a purchase.

The Land Records You Can Check Online

Patta

Shows who is recorded as the owner in revenue records, with survey number and extent.

Chitta

An extract of the village land account: owner details, land type and area for each survey number.

FMB Sketch

The Field Measurement Book map showing the plot's shape, boundaries and measurements.

Encumbrance Certificate (EC)

Lists registered transactions on a property, such as sale, mortgage or gift, for a chosen period.

Step-by-Step: How to Search Area-Wise Land Records Online

Step 1: Collect the basics.
Ask the seller for the sale deed or previous deed copy, the old patta, and the survey number with sub-division (for example, 123/4A). The owner's name helps you match documents, but the survey number is the key.

Step 2: Open the official e-Services portal.
Go to the Tamil Nadu government e-Services site for Patta and Chitta (eservices.tn.gov.in) and choose the Patta & FMB / Chitta extract option.

Step 3: Select the area.
Pick the district, taluk and village in that order. This is the "area-wise" part and it is where most mistakes happen, so double-check the village name.

Step 4: Enter the survey details.
Add the survey number and sub-division, or search with the patta number if you have it. Submit the captcha and view the record.

Step 5: Match the name and extent.
Compare the owner name, land classification and area on screen with the seller's documents. Small spelling differences are common, but a completely different owner or area is a red flag.

Step 6: Check the Encumbrance Certificate.
On the Registration Department portal (tnreginet.gov.in), apply for or view an EC for the property to confirm there are no pending mortgages or conflicting sales.

What If You Only Have the Owner's Name?

This is the most common situation, so here is the realistic approach:

Ask for any older document with the owner's name, such as a previous sale deed, EC, or property tax receipt. These usually carry the survey number.

Check property tax or EB bills for the address and plot details, then trace the survey number from them.

Visit the Sub-Registrar Office (SRO) for the area. Staff and document writers can help locate registered documents when you share the owner's name and approximate year.

Check the village's Taluk or VAO office if the survey number is still unclear.

Use a verification service such as MyPropAI to cross-check the owner's name against documents and survey details before you commit.

Local Example: Chromepet, Chennai

Chromepet sits in the Tambaram–Pallavaram belt on the southern side of Chennai, close to GST Road, the Chromepet railway station and the airport corridor. It is a busy zone where old family lands, converted plots and apartment projects sit side by side. That mix makes records worth checking carefully.

Sample search path (illustrative)

Field

What to select or enter

District

Chengalpattu (confirm on the portal)

Taluk

Pallavaram or Tambaram, depending on the village

Village

Chromepet (or nearby, such as Pallavaram, Pammal, Chitlapakkam)

Survey No. / Sub-division

As given in the sale deed

Local tip: Administrative boundaries around Chromepet have changed over the years, so a plot you think of as "Chennai" may be listed under a different taluk or district. Always follow the village name in the deed, not the postal address.

Red Flags to Watch For

Name mismatch. Patta in one name, seller in another, with no clear inheritance or sale trail.

Area difference. Extent in Chitta does not match the deed or FMB sketch.

Land type issues. Agricultural or restricted classification when you plan to build.

Multiple sales or loans shown in the EC that the seller never mentioned.

Frequently Asked Questions

Can I search land records online using only the owner's name?

Not directly on the main Patta/Chitta portal, which works by location and survey or patta number. Use the name to find the survey number through older documents or the Sub-Registrar Office, then search online.

Which website do I use for Patta and Chitta in Tamil Nadu?

The Tamil Nadu e-Services portal (eservices.tn.gov.in) offers Patta and Chitta extracts. Encumbrance Certificates are handled through the Registration Department portal, tnreginet.gov.in.

What does "area-wise" land record search mean?

It means searching in the order of district, taluk and village, followed by the survey number. Records are organised by location, so the right area selection is essential.

Is Chromepet in Chennai district for land record purposes?

Chromepet is generally listed under the Chengalpattu district side of the Tambaram–Pallavaram area. Because boundaries change, confirm the district, taluk and village on the portal or in the sale deed.

Is an online Patta or Chitta enough to buy a plot safely?

No. Patta shows revenue records, not full legal title. Combine it with the sale deed chain, an Encumbrance Certificate, and ideally a legal opinion from a property lawyer.

What if the online record shows a different name than the seller?

Pause the deal. Ask for the document trail (sale, inheritance, or partition) and confirm whether the patta transfer is pending before paying any advance.

Conclusion

Searching land records by name is really a two-part job: use the name to find the survey number, then use the area-wise portal search to verify Patta, Chitta and FMB details. Finish with an Encumbrance Certificate and a legal check. In busy micro-markets like Chromepet, these few steps can save you from costly disputes and give you the confidence to move forward.

Want help verifying a property in Chennai?

MyPropAI helps you cross-check land records, owner names and survey details so you can buy with clarity. Start your property check today.

Disclaimer: This guide is for general information and is not legal advice. Portal steps and fees may change. Consult a qualified property lawyer before any purchase.
