Whether you are planning to build a new home or invest in a residential property, having an approximate idea of construction rates can help you prepare a more realistic budget.

These figures are only indicative, and construction rates can vary even within the same locality.

What Does the Cost of Construction in Chennai Usually Include?

A construction quotation generally covers the main structural and finishing work required to build the house. However, the exact inclusions depend on the contractor and the package selected.

Commonly included work may cover:

Foundation and Structural Work: Excavation, foundation, columns, beams and RCC slabs.
Masonry and Plastering: Brick or block work followed by internal and external plastering.
Waterproofing: Essential waterproofing work for areas such as roofs, bathrooms and other wet areas.
Electrical and Plumbing: Wiring, pipes, drainage and basic electrical installations.
Flooring and Painting: Standard flooring, wall finishes and interior and exterior painting.
Doors, Windows and Fittings: Standard doors, windows, bathroom fittings and basic fixtures.

Premium materials, customised designs and higher-quality fittings may cost extra.

Expenses That May Come Beyond the Construction Rate

The per-square-foot construction rate does not always cover every expense involved in building a house.

Homeowners may also need to budget for:

Architectural and structural design fees
Building plan approvals
Electricity and water connections
Borewell and related work
Compound wall and entrance gate
External paving and landscaping
Modular kitchen and wardrobes
False ceiling and decorative work
Premium electrical and sanitary fittings

These additional expenses can increase the total cost considerably, so they should be considered while preparing the initial budget.

Planning Your Home Construction Budget Wisely

A good construction budget should include both the basic construction cost and additional project expenses.

Before finalising a contractor, compare detailed quotations instead of looking only at the per-square-foot rate. Check the materials, brands, fittings, labour scope and work excluded from the quotation.

It is also useful to keep around 10–15% of the estimated construction budget as a contingency amount. Unexpected site work, material price changes or design modifications can increase the final cost.

Planning your requirements early and getting a clear understanding of the construction scope can help you control expenses and avoid unexpected costs during the project.
